Registry extract and ownership
Who the registered owner is, whether there are encumbrances, attachments or caveats, and what each of them means for your transaction.
Before you sign, we check who the owner is, what may be built, what is planned for the parcel and who the seller is. And you receive a written report, not a promise over the phone.
Over 10 years of experience in the land field
When you buy an apartment you can walk through the rooms and see what you are getting. With land, what determines the value sits in documents that most buyers never read: the designation of the land under the applicable plan, the permitted building rights, future expropriation for roads and public purposes, third party rights in the same parcel, and the standing of the company selling it.
Agricultural land presented as being about to be rezoned can remain agricultural for many years. A parcel that looks vacant may be encumbered, attached or registered in someone else’s name. The review separates what you were told from what is actually recorded.
Who the registered owner is, whether there are encumbrances, attachments or caveats, and what each of them means for your transaction.
What may be built on the parcel today, under which plan, and what is in planning proceedings. Anything presented as potential is checked against the Planning Administration and not against the seller.
Whether part of the parcel is earmarked for a road or for public purposes, and to what extent. This is the risk most buyers miss.
Where the seller is a company: its legal and financial standing, who is authorised to sign on its behalf, and whether there are pending proceedings.
The contract, the co-ownership agreement if there is one, the payment terms, your securities and the exit mechanisms if something goes wrong.
Whether the land is registered at the Land Registry or with the Israel Land Authority, what is required to register the rights in your name, and what you will pay.
You have received an offer for a plot and it is not clear where to start checking.
You are buying land as an investment and want to know what can actually be done with it, and when.
You have been offered an option on land, and you want to understand what you are getting and what you are not.
You have not signed yet. This is the best possible moment to check.
You answer the questionnaire on this page. Two minutes.
Advocate Sverdlov gets back to you, hears the details and says which documents are needed. The conversation is free.
We check the registration, the planning, the seller and the documents, and prepare a written report.
We go through the report together: what was found, what it means, and what is worth doing now.
Answer four short questions. Advocate Sverdlov will get back to you with an initial answer and tell you what is worth checking before you sign.
Received. Advocate Sverdlov will get back to you. If you have a presentation or a draft contract, you can send them now on WhatsApp and we will look at them before the call.
That depends on how complex the registration of the parcel is and how quickly the documents arrive. In the first conversation, once we know what is involved, you will get an estimate.
The seller's lawyer represents the seller. He does not check the risks for you, and he is not obliged to point them out. In a land transaction each side needs someone working for it.
Yes, but differently. Land registered with the Israel Land Authority or through a housing company requires checks with the registering body, and the process of registering it in your name is more complex. That is part of the review.
That is exactly what the review is meant to reveal in time. Sometimes the problem can be fixed in the contract or the seller can be required to deal with it before signing. Sometimes the price can be renegotiated. And sometimes the right call is to walk away. Either way, you decide with all the information in hand.
